Buyer’s process

Once you have decided which villa or apartment you would like to buy.

  •  You would Pay a minimum of 1% as a first step in the purchase process. However, if you pay 10% of the purchase price, the seller would take the villa or apartment off the market immediately. We always recommend a 10% deposit is as soon as possible to avoid losing your dream home to another buyer.
  • The lawyers acting for you & the Lawyers acting for the seller would sign a pre purchase contract on receiving the 10% deposit. We recommend that you provide our Team of Lawyers with your Power of Attorney to provide you with a more efficient process. The lawyers will open a Spanish Bank account in your name & provide you with a Spanish Fiscal number.
  •  On the completion date of the purchase, you would sign the purchase agreement at the Notary Office & pay the balance of the purchase price. The purchase price money is normally in your Spanish bank account prior to signing the purchase agreement.

Additional advice:

If you are buying your home as an investment, to rent out most of the year. We would recommend the Lawyer setting up a Spanish SL company for you.

Typical Purchase Costs:

ITP: 7%:

This transfer tax is paid on ReSale properties in Spain.

IVA & AJD: 10%+12%:

This tax is paid on purchases directly from a developer.

Notary & Registration Fees:

This cost is variable but as a guideline from approx. 5000€

Lawyers Fee:

1.5% of the purchase price.

This would include Fiscal work on your behalf.
